Terms for Landlords

1. CvStay PH is a listing platform

CvStay PH provides software that lets you list your property, receive booking inquiries, and communicate with students. CvStay PH is not a real-estate broker, agent, or representative. You remain solely responsible for the rental contract, rent collection, tax obligations, and property compliance.

2. Plans and billing

  • Free: 1 active listing, up to 5 photos. No card required.
  • Verified (₱99 per month, recurring): up to 10 listings, 15 photos each, verification badge, priority search.
  • Featured (₱199 per month, recurring): up to 25 listings, unlimited photos and video tour, home-page featured slot, transient booking calendar.

Plans renew monthly on the same date you first subscribed. You can cancel anytime from your dashboard. When you cancel, your plan stays active until the end of the paid month, then drops to Free. If you have more than 1 listing, only your most recent listing stays active on Free until you upgrade again.

No commission on bookings. You keep 100% of rent and deposit. CvStay PH does not hold, route, or settle rental payments.

3. Onboarding requirements (ITA-compliant)

Under the Internet Transactions Act (RA 11967) and its IRR (JAO 24-03), we collect and verify the following before activating a Verified or Featured listing:

  • Full legal name and geographic address
  • Mobile number and valid email
  • Government-issued ID (for individual landlords)
  • DTI / SEC Certificate of Registration (for business operators)
  • BIR Certificate of Registration
  • Mayor's Permit (for business operators)

4. What you warrant about every listing

  • You own or are authorized to rent out the property
  • The price you state is the actual monthly rent, no surprise charges
  • Photos you upload are of the actual unit and were taken with consent of anyone shown
  • You comply with the Rent Control Act where applicable
  • Your property complies with Fire Code (RA 9514) and Sanitation Code (PD 856) requirements
  • You will issue BIR-compliant invoices for collected rent, deposit, and advance

5. Prohibited conduct

  • Listing a property you do not own or represent
  • Requesting advance payment before allowing the student to visit in person
  • Non-consensual photography of tenants or visitors
  • Discriminatory listings beyond lawful gender-based housing distinctions
  • Reusing photos from other landlords without permission

6. Takedown and suspension

CvStay PH may remove listings that violate these terms, the Internet Transactions Act, the Data Privacy Act, or any applicable law. After valid notice of illegal or infringing content, we will act within a reasonable time as required by JAO 24-03.

7. Tax responsibility

You are responsible for your own BIR registration, books, invoices, and tax returns. Under RR 7-2024 you must issue invoices (not ORs) for services. CvStay PH provides platform fee invoices for its Verified / Featured tiers only.

8. Disputes

Tenant disputes are between you and your tenant. Our complaints process handles platform-level issues (fraud, fake accounts, harassment).
